Position Summary:
To provide on-site planning and coordination for all phases of commercial construction projects, including project management and leadership; directing and managing subcontractor superintendents and foremen; material and equipment deliveries; and ensuring specifications are being strictly followed and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality, and job site safety. Superintendent may be responsible for managing multiple projects simultaneously.

Major Responsibilities:
- Meet with the PM and Estimator prior to project start for job turnover.
- Contribute to the development of a project plan which includes a CPM (Critical Path Method) schedule, work sequences, manpower utilization, material handling, storage requirements, and equipment use. Schedule subcontractors and vendors in critical path to ensure timely completion. Identify problems and long lead times that need to happen ASAP and prepare a critical path schedule for this along with a regular schedule.
- Perform quality control duties and responsibilities regarding the work being performed.
- Create a 5 week look ahead schedule and update it daily to avoid delays of the job due to scheduling.
- Track all T&M (Time & Material) hours and get/sign subcontractor daily work orders.
- Identify conflicts in construction progress and communicate them to the project team for resolution.
- Coordinate required inspections with local jurisdictions.
- Ensure construction projects are completed within set timelines and budgets, comply with all building codes and regulations. Document all problems during the job progress and document the solutions taken to correct.
- Communicate with the project team regarding ASI’s, RFI’s, and material submittals. Disseminate to appropriate individuals.
- Ensure subcontractors are fully executing and complying with their contracted scope of work per plans and specifications. QC/Pre-installation conference.
- Call all subcontractors ahead of time to schedule work with adequate notice.
- Identify subcontractor non-compliance with safety, health, and environmental quality standards.
- Issue notices of non-compliance to subcontractors regarding quality of work or scheduling. Ensure subcontractors have corrected all deficiencies identified by project team.
- Responsible for completely reading and studying all plans, fit, finish, flow, specifications, shop drawings, schedules, subcontracts, and construction budgets for projects, and ensuring there are no discrepancies. Identify errors, ambiguities, omissions, conflicts, etc. and work with all parties to resolve any problem in the best interest of all stake holders.
- Take measurements to verify the approved plans are followed, and results are level, plumb, and square. Trust but verify!
- Reread submittals (before job) and 2 weeks before new material is on site and verify it is the same as specified. Conduct pre-installation meetings with subcontractors.
- Maintain daily log of activities on the jobsite. Take photos daily to document developmental progress of the job.
- Walk project constantly to monitor activities and assist in future planning.
- Preside over weekly subcontractor meetings designed to coordinate the work and keep accurate minutes of each meeting.
- Document as-builts during the project (not at end of job).
- Ensure high quality standards are maintained.
- Ensure job sites are always kept in a clean and organized manner.
- Ensure all required permits and notices are properly posted on the job site.
- Ensure all required inspections are scheduled and passed with all governing agencies. • Ensure all errors, cost impacts, etc., are reported and explained immediately to the Project Manager for approval or further instructions.
- Ensure any change orders are approved BEFORE doing any extra work.
- Document any work delays or progress with accurate written and readable notes. • Implement safety program and daily and weekly safety inspections and monitor subcontractor safety and ensure compliance with OSHA standards.
- Superintendent must take immediate corrective action to resolve job site disagreements and disputes to ensure that quality work continues without interruption.
- Perform job progress and completion punch list identification. Verify all punch list items are completed.
Supervisory Responsibilities:
- This position involves work at a construction site where duties will be performed both indoors and outdoors.
- The employee must occasionally lift and/or move up to 100 pounds.
- Endurance and ability to visit the entire job site, including stairs or other elevated structures.
- Overtime may be required to meet project deadlines.
- Dexterity of hands and fingers to operate a computer keyboard, mouse, and other business machines.
- While performing the duties of this Job, the employee is regularly required to stand and walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.
- While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals, risk of of vibration. The noise level in the work environment is usually loud.
Physical Demands:
- Superintendent shall supervise all subcontractors, superintendents, foremen, consultants, and vendors daily. This supervision shall ensure adequate manpower is available for each task and compliant work is performed. This position shall be responsible for monitoring project security personnel.
- Open the jobsite at the beginning of the day and secure the jobsite at the end of the day.
Qualifications & Skills:
- Minimum of three years of verifiable experience, thorough knowledge of trades. (Experience in commercial construction is preferred).
- Computer literate. Experience with Procore, Microsoft Office (Excel, Word, and Project) is also preferred.
- CPR certified.
- OSHA 10 Hour Construction Industry Outreach Course.
- Must be able to travel to the jobsite(s) as assigned.
- Provide direction to and resolve problems amongst subcontractors and vendors.
- Ability to identify deficient work and provide resolution.
- Communicate using the following tools: smart phone, written logs, email, computer, digital camera.
- Blueprint reading.
